About Us
CS & Associates, LLC is a limited liability company established in 1999 in Chattanooga, TN to identify and oversee selected existing and ground up development and investment opportunities.
Since it's establishment CS & Associates was a principal in the following real estate transactions:
- A partnership with David Hocker & Associates that purchased Northgate Mall in Cincinnati, Ohio in June 2000, a $78M investment. The property was upgraded and sold in June 2005for $109M.
- In 2001, a venture with Wolford Development to develop a new mall and power center in Ames, IO. Construction has yet to commence.
- A venture to acquire 140 acres in Knoxville, TN. at the intersection of I-140 and North Shore Dr. for a mixed use, office, retail and residential development. The venture acquired the land in September 2004 and the development is underway.
- Acquisition of the Oak Ridge Mall (700,000 sq. ft.) in Oak Ridge, TN (Oak Ridge City Center, LLC) in June, 2003. The group intends to redevelop that asset. Construction is scheduled for early 2008. Steve Arnsdorff is the chief manager of the mall owner.
- A partnership with Branch Properties which purchased Papermill Plaza (9.5 acres and 104,000 sq. ft) located in Knoxville, TN in November, 2002. Papermill Plaza is an under performing asset that has great potential as a high density office and retail development. Redevelopment is slated to begin in 2009.
- One North Shore, a mixed use development including 200 condominiums and 15,000 sq. ft. of retail in Chattanooga on 3.5 acres near Renaissance Park and accross the street from our Two North Shore development. The land acquisition closed in August 2005 and construction is underway. The Fletcher Bright Company is managing partner.
- Two North Shore, a mixed use development totaling approximately 95,000 sq. ft. on the North Shore in Chattanooga, TN anchored by Greenlife Grocery and Rock Creek Outfitters. Phase one began operating in October 2007. Construction of Phase Two is scheduled to begin in early 2008.
